From a stormy September night in 1961 to a growing family of senior living communities, Morningside Ministries has spent 65 years creating places where older adults can feel at home.
For 65 years, Morningside Ministries has been part of the lives of generations of older adults and their families. What started as one small community in San Antonio has grown into a family of senior living communities in San Antonio and Boerne, all with the same commitment to creating places where older adults feel welcomed, valued and at home.
Morningside was founded by the Southwest Texas Conference of the United Methodist Church, First Presbyterian Church of San Antonio and the Episcopal Diocese of West Texas to create a faith-based community dedicated to serving older adults with compassion, dignity and respect.
On September 11, 1961, Morningside opened its doors as Morningside Manor, located on what is now the Morningside at The Meadows campus. The Manor was San Antonio’s first private, faith-based residence for older adults, with 107 rooms, an infirmary, library, dining room, workshop and recreation rooms.
Its first night was one the earliest residents would not soon forget.
“On the day that Morningside Manor opened its doors, Hurricane Carla was blowing its fierce winds across Texas… As the electricity flickered and finally went out, a hardy band of the first ten residents was served a candlelight dinner on delicate china and long-stemmed crystal glasses.”
Despite the storm outside, those first residents found exactly what Morningside hoped to provide: a place that was “cozy and warm and safe.”
That spirit has remained at the heart of Morningside for 65 years.
From One Community to a Growing Family
What began as Morningside Manor has grown into a family of senior living communities serving older adults and their families throughout San Antonio and Boerne.
Today, Morningside at The Meadows and Morningside at Menger Springs are full continuing care retirement communities (CCRCs), offering a continuum of senior living options and services designed to support residents as their needs change.
The Meadows campus has changed significantly over the decades. In 1984, Morningside expanded its independent living offerings with a new building on land west of the Manor. The campus later became home to the beloved Cottages, a collection of cozy residences that brought a neighborhood-style atmosphere to the community and created countless memories for residents and team members. Though the Cottages are no more, their legacy of warm, home-like living continues in the new Morningside Homes.
Morningside’s story continued to grow in the 1970s, when the organization was gifted the historic Chandler Memorial Home, built in 1885 as a private residence on West French Place. On the Chandler grounds, Morningside added a 120-bed nursing home and a 39-unit apartment building.
Today, Morningside at The Chandler Estate is an independent living community and home to Morningside’s corporate offices at The Chandler House. Original woodwork, hand-painted furnishings and other historic details continue to preserve the legacy of the Chandler family.
In 2003, Morningside expanded to the picturesque Hill Country city of Boerne with the opening of Morningside at Menger Springs. The community began with The Menger House for independent senior living, Cibolo House Assisted Living and The Cottages Under The Oaks.
As full CCRCs, both The Meadows and Menger Springs campuses also offer skilled nursing services through their respective Medical Resorts: Morningside Medical Resort at The Meadows and Menger Springs Medical Resort at Menger Springs. Both provide 24-hour nursing care for individuals with illnesses, injuries or functional and physical disabilities, with a focus on health, safety, happiness and quality of life.
Embracing the Future
As Morningside celebrates 65 years, we’re not only looking back. We’re also looking ahead to the future of senior living.
At The Meadows, Morningside Homes represents a new approach to long-term residential care. Developed in partnership with The Green House® Project, the neighborhood features four certified Green House homes, each designed for 12 residents. Unlike traditional nursing facilities, the homes are designed to feel like real homes, where elders are valued as individuals and have greater opportunity to shape their daily lives.
The future is also taking shape at Kaulbach Pavilion, where assisted living and memory care have been completely reimagined. The new neighborhood is designed for seniors who remain mostly independent but benefit from assistance with everyday tasks, with licensed nursing staff available 24/7. Specialized memory care provides compassionate, personalized support for residents living with Alzheimer’s disease or other forms of dementia.
More than two decades since its groundbreaking, Menger Springs continues to grow while staying true to the values that welcomed its first resident. The Terrace Homes neighborhood opened this year, and The Vistas, a new sister neighborhood, is slated to open in 2027. The expansions represent the final and most ambitious planned expansion of the Menger Springs campus.
Together, these developments reflect Morningside’s commitment to evolving with the needs of the older adults we serve.
65 Years of Memories
Throughout this anniversary year, we’ve enjoyed looking back at photographs, advertisements and memories from Morningside’s past.
A retro Morningside advertisement from 1967 and photographs from The Meadows, The Chandler Estate, and Menger Springs offer glimpses into the communities of years past. While the buildings and surroundings have changed, the people at the heart of Morningside’s story remain the same: residents who have shared their lives and traditions, families who have entrusted their loved ones to our care, and team members who have dedicated themselves to serving older adults.

Today, Morningside Ministries is a growing family of communities, each with its own history and character, but all connected by the same commitment to dignity, quality of life and compassionate service.
We’re grateful for the generations of residents, families, volunteers, leaders and team members who have shaped our story. We’re proud of where we began, grateful for where we are today and excited about what lies ahead.
For 65 years, Morningside has been building more than communities. We’ve been creating places to call home. And the best is still ahead.
